Is it time for a new roof yet?If you are considering a new roof it may be because your asphalt shingles are about 10 - 15 years old depending on quality, weather related conditions and maintenance practices over the years. The good news is that newer ones are lasting longer. A leak does not always mean your shingles need roof replacement just yet. Even relatively new shingles can leak in spotty locations, particularly around perforations in the roof like chimneys. Catching these signs early can be very cost effective; a cursory look at the roof or a double check in the attic every once in awhile should be adequate. Proper cleaning techniques and appropriate detergents are required for each type of surface we are cleaning. In addition to looking better, regular maintenance can make roof damage insurance claims easier due to extreme weather. It is during this cleaning and maintenance option that damage, as well as signs of a failing roof can be found, and most likely repaired at a fraction of the cost of a new roof. There are several types of contaminants that we deal with when we use our low-pressure washing along with proprietary cleaning solutions and preventative treatments. Cleaning your roof is an affordable maintenance tool and will, in most cases, give your roof a longer life. How we work
First we inspect the roof. Just above is an example of a plumbing vent problem. This type of failure, which is most surely leaking, will be picked up on inspection. All caulking areas, flashing, chimneys, vent penetrations, pipe boots and gutters are thoroughly checked. Roof eaves are inspected for ice damage. An interesting event that happens with roofs is at the freezing point as moisture rolls off the roof. When it hits the eaves and trough areas it actually re-freezes because the roof deck is colder than the roof above the attic. This causes water and ice build-up and expansion onto the roof. The ice can be forced under the shingles and consequent leaking may occur. It is important to make sure the attic is properly insulated to reduce the differential in temperature between roof and overhang. Finally, shingle integrity is looked at. If it has been more than twelve to fifteen years since the home was last shingled, then it becomes more likely that replacement is required. We look for curling, cracking and smoothing where the shingle granules have worn off.
